11th September 2025: Founding
Campus Court Ltd was founded by 10 members who are all leaseholders of the flats. (i.e. a majority of the 19 leaseholders.)
24th November 2025: Invitations
Campus Court Ltd delivered an invitation to participate to the 9 leaseholders who were not members. (None responded.)
9th December 2025: RTM Claim
Campus Court Ltd delivered an RTM claim notice to the freeholders of the building (Aviva and Redrow), Rodings Ltd and HML. They had a deadline to file a counter claim by 9th January.
8th January 2026 : Objection to RTM
We had anticipated possible counter-claims from the freeholders of the building. We didn’t anticipate any objection from Rodings Ltd, since they had already said they would prefer not to have to deal with managing our building. However they did indeed file a counter-claim.
6th March 2026: Property Tribunal
The objections filed by Rodings Ltd’s solicitors did not make sense to us, so we took legal advice and applied for a ruling at the First Tier Property Tribunal. Rodings Ltd withdrew their objections. The RTM proceeded, but the takeover date was delayed until 9th June. This means Rodings Ltd managed the block for the first two months of the financial year 2026, which caused complications in accounting and subsequent delays.
April 2026: New Managing Agent Chosen
For a smaller block it would be logical to administer everything ourselves. But 19 flats requires a bit of work to manage, so after considering several alternatives we voted to hire Warwick Estates as the new managing agent for the block.
23rd April 2026: Rodings AGM
We attended the Rodings AGM and elected two leaseholders to be directors of Rodings.
9th June 2026: RTM happens
Residents took over hallway cleaning, bin store cleaning and emergency light testing duties. Warwick were instructed to hire new gardeners, insurers and maintenance. Rodings were supposed to transfer funds and documents to Campus Court by this date.
July 2026: Delays
Rodings won’t transfer funds until they have an accountant audit the accounts, so we are waiting for this…
